Anchorage Ky homes for sale have seen their median asking price fall from above $330,000 down to about $280,000 as of this past measurement.  That is according to the trend line shown in gold below, which is a rolling 90 day average.  If you prefer to look at the actual data points, you will see much the same story.  Six months ago, the median asking price for homes on the market was right at $325,000, and as of this past week, that value is now $270,000.  In either case, the median price is down over $50,000 in just six months, which is not a great sign for the market going forward.  I’m a believer that the market will get better, just not anytime soon.

The percentage of sellers with Anchorage Ky homes for sale who have reduced their asking price is dropping.  A few months ago, nearly 50% of all sellers in Anchorage had reduced their price.  It looks like that was a pretty big spike, but since the September high, the percentage has dropped down to close to 30%.  Of course, that is if you look at the weekly data points, shown in black.  But the 90 day rolling average, shown in gold, shows the same basic trend.  One year ago, just under 30% of homes had reduced their price, that number rises to close to 42%, and now is headed back down to 36%.

Anchorage Ky real estate is often considered one of the premier locations and home to some of Louisville’s nicest properties, and most expensive.  As such, it would not be unreasonable to assume that with a depressed market and slow sales, that Anchorage sales would also slow down a bit.  To test my thinking, I dug up some quick numbers to see what exactly what is going on in Anchorage.  So far in 2009, 85 listings have come on to the market, but there are only 39 currently on the market today.  At first, that makes it seem that the rest have sold, but that is not the case.  Of the 85 listings that have come on the market so far in 2009, we have had only 20 sold properties in Anchorage so far, which is sales percentage well below that of the city at large.
