Louisville Indian Hills Real Estate | Market Update

As part of a discussion I had recently with a seller in the Prospect area, I was discussing the state of the market, and how higher end homes in general were having a tougher time selling, in general. They didn’t believe me, and said that they thought higher end homes in St. Matthews would sell better than similar priced homes in Prospect. So… I got to work, nothing like a challenge to motivate me to play with numbers.

One of the nicer, and more expensive subdivisions in Louisville, and St. Matthews in particular, is Indian Hills. So I decided to check and see how many homes have sold in the first two months of 2010 in Indian Hills. According to the local board, 0 homes have sold, in January or February. There are 26 homes for sale in Indian Hills, but no sales. However, we have had three expireds, three canceleds and one withdrawn, so seven listings have left the market, while 11 new listings have come on, but again, no sales. The average list price of Louisville Indian Hills homes for sale is $917,715, which I think proves my point nicely. I don’t care which part of town you live in right now, high end homes are not moving as well as they used to.

Here’s some updated real estate news for the Louisville subdivision of Indian Hills. One word of caution, I used data from the MLS and only used homes listed by the listing agent as being in Indian Hills. So if an agent did not say it was Indian Hills, but it really was, then it won’t show up in these numbers. All of these numbers are for sold properties, with 2009 numbers being year to date.

2007 – $402,750
2008 – $380,000
2009 – $438,000

Average Sales Price
2007 – $505,078
2008 – $490,121
2009 – $564,079

There is a new home for sale in Louisville, and it is located in Indian Hills, the the St. Matthews area of Louisville.  I have included a picture for anyone who is interested.  It is a brick home with four bedrooms, two and a half baths, partial basement, and seems to be in pretty good shape.  However, the home is very dated and needs to be completely redecorated and could use a new kitchen and bathrooms.

Louisville Indian Hills Real Estate Update

Because I enjoy real estate statistics, which sounds kinda pathetic when I see it in print, I am still looking at the March statistics for Indian Hills real estate even though we are part way through April.

I actually took the time recently to figure out what the median home prices for the Louisville Indian Hills Real Estate market was over the past 10 years, and found out the we were up 33% when comparing this year so far to the running average of the past 10 years.

Louisville Indian Hills Real Estate | February 2009 Sales Wrap Up

Looking at February’s numbers, it becomes apparent that the situation is a bit more nuanced than local media would have you believe, and there is some good news, and some bad news.  Doesn’t that always seem to be the case?

In all of 2008, the median sales price in Louisville Indian Hills was $380,000, which compared pretty favorably with 2007′s median sales price of $392,000.  Those two numbers represent the third and fourth highest year ending numbers Indian Hills has ever seen.  So far, in 2009, the median sales price for Indian Hills is $501,000, even higher than last year!  A lot higher!  Now, a quick disclaimer:  I used MLS data for this post, and I only used properties that were marked as “Indian Hills” by the listing agent.  If they did not list their home as being in Indian Hills, but it really is, then it is not included in these numbers.

If you prefer looking at average sales prices instead of medians, the news looks much different.  The average sales price for Indian Hills in 2007 was $495,619, the third highest value ever.  2008 was the fourth highest ever at $490,121.  So far in 2009, the average sales price for Indian Hills is down even further to $438,667, all the way down to 2003 levels!

So far, I’ve given you good news, and then bad news.  How about neutral to bad news?  The past few years, Indian Hills has averaged about 3-4 sales per month, with 2008 falling to under 2 sales per month.  So far, in 2009, we are averaging under 1.5 sales per month.  Not great, and well behind the pace of 2005, which averaged over 4.25 sales per month.
