J’Town Condo Prices Continue To Fluctuate

The asking prices of condos for sale in J’Town have been on a bit of a roller coaster over the past year, with a lot of ups and downs from week to week.  The black line on the graph below shows the weekly data points collected, and it seems that every week has a change of direction.  However, if we look at the gold line, which is 90 day rolling average, it tends to smooth out the weekly variations, and we can see a more steady up and down trend.

A few months ago, we saw prices for J’Town condos sliding, with no end in sight.  However, over the past fews weeks, it looks like condo prices may have hit bottom, and in fact, are starting to rebound just a bit.

This trend fits in very well with anecdotal evidence I have received from a friend who is a builder and developer of new construction condos in J’Town.  According to him, his project, which is located just off of Six Mile Lane, has really seen an increase in activity lately.  He has seen enough activity, and has sold enough units in his largest project, Magnolia Place Condos, that he is considering starting the second phase soon, which most builders would have considered insane just a year or two ago.

It appears that the median price of condos for sale in J’Town is headed down, after weeks and weeks of heading down.  So that means that the prices are headed even further down.  Check out the graph below and you can see how continuously the prices have fallen over the past six months.

As I’ve mentioned before, I have a friend who has built a new condo development in the J’Town area of Louisville, Ky.  And though I am not the listing agent, and don’t stand to make a cent from his success, I still like to check it out every once in a while and toot his horn for him!  He informs me that units continue to sell, and that activity has actually picked up in the last few months, even as the overall market has turned even a bit more sour.  I have included a graph or two about J’Town condos, and you can see how my friend is bucking the trend!

J’Town Condo Update For Louisville Ky

Every once in awhile I like to look at the condo market in different parts of town to see how they are performing.  Today I want to take a quick peek at condos in J’Town, and see how the market is doing.  As an aside, I have a buddy who is selling his new construction J’Town condos quite well, and seems to be beating the market.  For pictures and virtual tours of this project, make sure to visit www.Magnolia-Place-Condos.com.  I’m not even the listing agent for those properties, I’m just mentioning them here as a favor.  Back to J’Town at large, I have included a graph that shows both the asking price of condos currently on the market, as well as the inventory of available units.  As you can see, the price is going down pretty dramatically, and the number of units available seems to be climbing.

J’Town Condo Development Picks Up Steam!
