Homes For Sale Louisville | Louisville Market Action Index By Price Range
I want to take a bit of a different tack today and look at the Median Market Action Index (provided by Altos Reasearch) for homes for sale in Louisville, but break down the data by the sales price. There are five lines on the graph below, one for the full Louisville market info. The other four lines represent the bottom, top, and middle two quartiles of homes, broken down by price range. For instance, the lowest priced quartile for Louisville area homes has a median price somewhere around $75,000-$80,000, and the highest quartile has a median price around $400,000. Now, let’s look at how each quartile is doing, as if it were a market unto itself.

Remember, when you look at this graph, there are a few things you need to keep in mind. The first, this is a measurement of whether or not our local market is in a buyers market, or a sellers market. A level of 30 represents a neutral market, with everything below 30 being a buyers market, and the lower you go, the further into the buyers market you are! Well then, it is not surprising to see that the lowest level line belongs to the highest group of homes in the Louisville market. The high end homes around town are further into a buyers market, by a few points, than Louisville as a whole, and almost 5 points behind the second least expensive quartile of homes, which have a median sales price of around $120,000. I know it’s not too surprising, but sometimes it is just helpful to see it visually instead of just hearing or reading about it.
