Louisville Highlands Homes For Sale Update

Every week, I look at various parts of town, and give a real quick read of the data available for homes for sale.  Today, I am looking at the Highlands, which I have broken down into zip codes 40204 and 40205.  If you look only at the trend line for 40205, the top line in gold, you will see that home prices have been pretty stable over the past few weeks, and even months.  The pricing of homes for sale in 40204 haven’t been quite as steady, and we have seen some pretty significant decline over the past two or three months, almost $20,000 since mid-August.

It is interesting to note the relationship between the prices shown above and how many homes are on the market right now, in each zip code.  When we see a price decrease, it is normal to assume that something is driving the downward pressure, either a lack of buyers, or maybe an increase in the number of sellers which increases the amount of competition between home sellers.  If we look at the inventory levels of homes for sale in the Highlands, we will see that 40205 has been pretty steady, without too much variation, similar to its recent price trends.  40204 is a bit different, and we have seen a bit of an upward trend in the number of homes on the market, which may be one of the reasons why prices have been dropping a bit.
