In Louisville, the Highlands area is comprised of two zip codes, for the most part, 40204 and 40205. If you take a look at the graph below, you can see how the two different zip codes behave in regards to the asking price of homes for sale in each zip code. For instance, the median price of the more expensive zip code, 40205, has risen a bit over the past six months, even though the asking price has dropped a bit since a few months ago. As of last week, it appears that the median asking price in 40205 in just under $280,000. In 40204, the picture is a bit different, with the price of Louisville Highlands homes for sale dropping back to the same price they were six months ago, about $200,000.
I have been watching the prices of homes for sale in the Highlands area of Louisville, and noticed a bit of a drop in the past week or two. The drop is much more pronounced in 40204 when compared to 40205, both of which are located in the Highlands. The homes for sale in 40205 seem to be holding steady pretty close to $275,000, with just a small decline in prices over the past two weeks, but pretty steady overall. But in 40204, we see a drop from $225,000 just a few weeks ago to a median price of below $175,000 just last week for homes for sale.

For the sake of my short weekly posts about homes for sale in the Highlands, I use homes located in the 40204 and 40205 zip codes, which should just about take care of any homes that most people would consider the Highlands. I have graphed the asking price of homes for sale in each zip code, and as you can see, they are behaving a little differently. The median asking price for homes for sale in 40205 seems to have leveled out just a hair over $280,000, and has been there for quite a few weeks and months.

However, home prices in 40204 really made a strong push upwards in the summer, and are now falling back down, and they have been dropping since mid August, so almost three months of declining prices.

In the graph below, the gold line measures the asking prices of homes for sale in 40205, while the black line measures home prices in 40204. As you can see, 40205 has been hovering just over $275,000 for quite a few months now, while 40204 has seen a bit more volatility, but has stayed pretty close to $225,000.

Here is a graph showing the current asking price of homes for sale in the Highlands this past week and the previous six months. I have broken the Highlands down into two zip codes, 40204 and 40205, which should pretty much take care of the entire part of Louisville that people would consider the Highlands.

For the past several weeks, prices of active homes have been pretty steady, and really haven’t deviated too much. This stat by itself doesn’t give us too much insight into where the market may be headed, so I also like to look at a few different statistics to help round out my observations.

Again, a bit of the same story. There has been a little movement as far as inventory is concerned, but overall, we really haven’t seen a big decrease or increase the past few weeks, just little movements here and there. Taken together with the price staying pretty flat, I think it might be fair to say that we are right in the middle of a flat market, with some sellers trying to get their homes sold quickly, some sellers willing to wait the market out, and then some others getting ready to take their homes off the market and then try again in the spring.

Every week, I look at various parts of town, and give a real quick read of the data available for homes for sale. Today, I am looking at the Highlands, which I have broken down into zip codes 40204 and 40205. If you look only at the trend line for 40205, the top line in gold, you will see that home prices have been pretty stable over the past few weeks, and even months. The pricing of homes for sale in 40204 haven’t been quite as steady, and we have seen some pretty significant decline over the past two or three months, almost $20,000 since mid-August.
Here is a graph showing the latest data I have for asking prices for homes for sale in the Highlands neighborhoods of Louisville. More specifically, this graph is for zip codes 40204 and 40205, which is the bulk of the Highlands, but since everybody has a different definition of what the Highlands actually consists of, it makes it a bit simpler if I go with zip codes.

No too much out of the ordinary here. 40205, which is the gold line on the graph, seems to be holding steady around the low $280,000′s, maybe even rising a bit, over the past few weeks or so. Here is this week’s installment of the chart I get asked about the most, but is the most difficult to explain: The Median Market Action Index. Today I will discuss the Action Index for the Highlands neighborhood of Louisville, or at least the zip codes of 40204 and 40205, which cover homes for sale in the Highlands. First, keep in mind, that since I am looking at two zip codes, there will be two lines on the graph, and don’t necessarily have to be doing the same thing! The most important thing to remember is that 30 represents a neutral market (which we haven’t seen in some time!) and anything below 30 is a buyer’s market, with the further below 30 we go, the stronger the buyer’s market it is. With all of that said, here is the graph:

Back in May, we had a really short surge in home sales and activity, enough to push us into a Seller’s market. But it appears that was simply an aberation, since we were back to a buyer’s market in just a week or two! Since that point, it appears that both zip codes have been spending most of their time in between 15 and 20 on the Market Action Index, which is pretty solidly in a buyer’s market. Let’s keep an eye on these numbers and see if they don’t start to dip a bit as we enter the fall selling season, a traditionally slower part of the year.

For homes for sale in Louisville Highlands, DOM is rising while home inventory levels are dropping, just a bit. As I look over available data for the zip codes of 40204 and 40205, I noticed that the inventory levels for both zip codes, which basically make up the Highlands area of Louisville, have fallen off, just a bit. In the past week, it looks like 40205 lost about 15 homes out of inventory, while 40204 lost only a few homes. It will be interesting to see if this reduction in home inventory results in closings or if a few sellers have simply gotten frustrated and taken their house off the market.

Also of interest is how long homes currently for sale in the Highlands have been on the market. In the graph below, you can see that the time on the market has been on a fairly steady rise, and the past few weeks don’t seem to be bucking the trend. Instead, it appears that in the past week, there was a pretty good size jump in just how long homes have been on the market.
